Absolutely! Cats are welcome. The same one-time $250 non-refundable pet fee applies per cat. There is no additional monthly pet rent for cats.
No problem — just let us know before bringing a new pet home. We'll update your lease addendum and collect the applicable pet fee at that time. Undisclosed pets are a lease violation, so always notify us first!
Rent is due on the 1st of every month. A grace period runs through the 3rd — no late fee if paid by 11:59 PM on the 3rd.
Any payment received on the 4th or later will incur a late fee as outlined in your lease.

A late fee is charged starting on the 4th of the month, per the terms of your lease. Repeated late payments may affect your lease renewal eligibility and/or payment options. If you are experiencing a hardship, please reach out to us before the due date — we are happy to discuss options.
All maintenance requests must be submitted through the tenant portal — log in, click Maintenance describe the issue, and attach a photo. Be sure to include as much information and availability as possible OR grant permission to enter. Be on the lookout for a text for scheduling within 24-48 hours - a response is required.
For emergencies (no heat in winter, flooding, gas leak, electrical hazard) submit a request through your portal and get ahold of us as soon as possible - call/text us and/or emergency services for any immediate emergencies.

Yes — any person over 18 who will be living in the unit must be on the lease. To add an occupant, contact our office. They will need to complete an application and pass our standard screening process. Unauthorized occupants are a lease violation.
No. Subletting, short-term rentals (Airbnb, VRBO, etc.), and any assignment of the lease without written landlord approval are prohibited and may result in immediate lease termination.
Guests are welcome for stays up to 14 consecutive days or 30 days total in a 12-month period. Guests who stay beyond these limits must be added to the lease or vacate the property.
All of our properties are 100% smoke-free, including cigarettes, cigars, vaping, and marijuana. Smoking is not permitted inside the unit, and in common areas. Violations will result in a lease violation notice and cleaning fees.
Your lease requires a minimum of 30 days written notice before vacating at the end of your lease term. Vacating prior to lease-end requires 60-day written notice and is subject to a lease break fee. We recommend submitting your notice through the tenant portal or via email so there is a clear timestamp.
Security deposits are returned within 30 days of your move-out date (per Missouri law). Any deductions for damages beyond normal wear and tear will be itemized in writing.
